Condo Insurance
Like most condominium owners, your Association probably has insurance coverage for the common areas of the condominium community. Called a master policy, this coverage protects the property that is owned collectively by all unit owners (including the actual building structure of your unit).
The master policy, however, does not cover your personal property or legal responsibility. That's why you need to complete your protection with the personalized coverage of a Condominium Unit Owners insurance policy.
A Condominium Unit Owners Policy covers so much more than your possessions and liability. You get the following important coverages at no additional cost:
- Additional Living Expense: If your unit is damaged and you have to move out while it's being repaired, you're covered! The policy pays for increased necessary living expenses (hotels, meals, laundry, etc.) while your damaged home is being repaired.
- Building Coverage: Coverage on interior parts of your unit which you may be responsible for insuring according to your condominium declaration and/or bylaws is provided up to the limit you select. Window glass, interior wall coverings and doors that make up your home are covered if you are responsible for insuring them. Additions, alterations and other improvements made to your unit are also covered. For example, if you or a previous owner installed built-in appliances, wall-to-wall carpeting, upgraded kitchen cabinets, etc., they are insured up to the same limit.
- Coverage for Other Structures: Insures other structures located on the premises that you own solely (other than the basic condominium unit). For example: a carport, detached garage or storage shed.
- Loss Assessment Coverage: Condominium coverage provides coverage for loss assessments. This gives you protection against financial loss if damage to commonly owned property exceeds the amount of coverage in the master policy. If your condominium association is forced to assess all unit owners for the additional loss (or for personal liability claims against the assocation), you're covered!
